I'm looking for a pull trailer or a Class A motorhome with a slide-out. I have a 2.3 Acre parcel of land in Oregon. Power and phone are at the front of the property. INFORMATION ABOUT THE PROPERTY:This parcel is located about 30 minutes from the city of Klamath Fall, Oregon. The land is located just outside of Sprague River, where there is limited shopping. It's located in close proximity to both the Sprague and Williamson Rivers which provides great fishing. Located to the west is the Klamath Lake (the largest lake in Oregon). Located to the north are miles and miles of national forest. There are currently around 30 full time residents who live at this subdivision. This parcel is mostly level with a mix of large ponderosa pines and natural clearings. This property is located in Klamath Forest Estates and has both power and telephone at the front of the property. You can build now or hold for future use.Please note that property in Klamath Falls area has a deer migration zone. This property is located outside of the zone. Therefore, there are no deer zone restrictions on the land as to where you can build and where you can put up fencing. Also when purchasing land in Oregon it's very expensive to bring power and phone to the property. Depending on how far the power and phone is to a parcel of land, it can be thousands of dollars to have the power company bring it to your lot. You can purchase land in Klamath Falls area at a lower price. This is usually because there is no power and possibly in the deer zone where you can only build 100' from the front of the property and have to leave the fencing at the back of the property open so the deer can pass thru the property. We paid more for the land because of the zone and power issues.The climate in Sprague River is usually 10 to 15 degrees cooler than in the Central Valley of California. Southern Oregon doesn't have a lot of rain like in Central and Northern Oregon. They have a little snow in the winter. I was told by a local resident that they have an average of about 8" throughout the Winter Season. The property is 3 miles from the highway. The 3 miles is a very wide nicely graveled road. You will make a right turn on Mountain Quail. The property is about mile down on the left. The mile to the property is not a maintained road.
